Before anything is signed, Charles will walk your lot with you and review your plans in detail. You’ll leave with a clear understanding of what’s buildable, potential considerations for your site, and how your vision aligns with your budget range. From there, you’ll know whether we’re the right team for the Job.

Itemized Planning Phase

We make the big decisions before we ever break ground. Every line is fully priced—materials, subs, permits, and allowances—so you get a clear, reliable cost upfront, not a rushed estimate that includes many changes later.

Owner-Led, On-Site Oversight

This isn’t a hands-off build. The owner is consistently on-site managing the trusted trades, catching problems before they happen, and personally handling the finish work himself where craftsmanship matters most.

How do I know the quality will actually be there?

Charles is consistently on-site throughout your build—often daily depending on the phase. With 25+ years of carpentry experience, he personally handles the finish work where craftsmanship matters most—staircases, built-ins, and detailed trim. When you walk through a completed Cloke home, you’ll see a level of detail that doesn’t happen when the owner steps back and hands the job off.

What does a custom build actually cost?

There’s no true “one-size-fits-all” number — because the cost of a custom home depends on your lot, site conditions, design, and the level of finishes you choose.

For larger, fully custom builds, we typically use a cost-plus approach. That means you see exactly where your money is going — materials, subcontractors, permits — along with a clearly defined fee for us to manage the project. It keeps things transparent and flexible, without the surprises people often hear about in construction.

If you’re working within a more defined or tighter budget, we can often structure the project as a fixed price instead — something that gives you clarity upfront and still allows us to deliver the level of quality we’re known for.

Either way, the goal is the same: no lowball bids, no surprise change orders, and no hidden margins buried in allowances.

How long does a custom home take to build?

A realistic timeline for a custom build is 12–18 months from ground-break depending on complexity, including 2–4 months of planning on the front end. We build that front-loaded time in for a reason: decisions made on paper cost nothing to change. Decisions made on the job site cost real money.
