The first conversation is an education. Lots of what a custom build actually entails gets covered here. If Cloke is not the right fit for what you are picturing, Charles will tell you on that first call.
Charles walks your lot.
Charles personally walks any qualified lot owner’s property. He reviews the terrain, the access, the utility runs, and any shoreline considerations. He listens to what you are picturing, and advises during the architectural drawing phase to ensure the most accurate and realistic quote during budgeting.
Architect-drawn plans for your site.
Once we move forward, plans are drawn to match the lot, the vision, and the realities of building at the Lake. This step takes time because it is the foundation everything else rests on.
A number that holds.
Every component of your house gets priced out and itemized. Foundation conditions, driveway access, utility runs, shoreline work, material allowances — the things that move a build’s cost later are all accounted for up front.
Soup to nuts. Charles on site consistently.
From permits and infrastructure through walk-in-ready. Charles is on the jobsite consistently. He is physically present for the foundation pour, the truss raise, and every critical inspection. You have his cell number. You reach him directly — even at 9 or 10 at night if something urgent comes up.
Keys, paperwork, accounts, and a clean punch list.
All accounts — sewer, power, propane, water — get transferred to your name. Paperwork is in order. Walk-throughs and any remaining punch items are cleared. Charles stays reachable; he is typically the first call even for small updates after move-in.
The relationship continues.
Charles takes the call years later about a vendor connection, a small update, or a question about the home. He connects past clients with subs for maintenance and future projects. We stand behind what we build.

We build to a standard that lets Charles stay in relationship with his clients for years after handoff. If something isn’t right, he takes the call. If a vendor connection is needed, he makes the introduction. The craftsmanship is what keeps those calls rare. When they do come, Charles picks up.
